CONSTRUCTIONAL INFORMATION

Foundation - the apartment building at Pärnu maantee 43B is established on a strip foundation.

Height of the ceilings - the height of the ceilings in the apartments is 3 metres. Except for in the area of suspended ceilings and wet rooms.

Energy efficiency - the building energy class is B

Energy saving - the roof of the building will be equipped with solar panels that produce electricity, reducing the auxiliary costs of the future residents at the expenses of electricity produced by solar panels.

Heating - the heat supply of the building is ensured by district heating. The apartments have a water floor coating and the temperature of all rooms can be regulated with the thermostat on the basis of the room. The public areas have a water floor coating and a radiator heating system. It is ensured that the temperature in the underground car park never drops below zero degrees.

Ventilation - apartment-based ventilation units. It will be up to the buyer to instal the cooker hood. In general, the ventilation unit will be installed above the bathroom or hallway ceiling.

Water and sewerage - each apartment has separate automatic reading devices for hot and cold water.

Facade - covered with bricks.

Windows - inward opening single-frame wood aluminum windows with triple glass packet. The window length in the rooms is 2.45 meters. 5th floor apartments are additionally equipped with skylights. The external opening fillings are stylishly black on the outside and inside.

Doors - the apartments have smooth veneer doors with a height of 2.3 metres and wooden exterior doors with increased soundproofing. The external doors of the building are highly secured and equipped with a lock that can be opened with a touch key.

Intermediate and roof ceilings - the carrying intermediate and roof ceilings have been made of assembled reinforced concrete hollow panels and monolithic concrete.

Internal walls - the walls between the apartments have been stacked with concrete blocks. The non-carrying walls of the apartments are lightweight walls on a metal frame made of gypsum boards, which will be filled with insulation wool. The intermediate walls of the storage rooms are lightweight walls covered with veneer on a wood frame.

Balconies - all apartments have either balconies or terraces. The railings of balconies and terraces are made of painted metal and the floor has a SPS coating under which you can find a wooden grate or a PVC coating.

Electricity - all necessary sockets, switches, floor coating regulators, and LED lamps in the bathroom and hallway suspended ceilings have been installed. Automatic meter reading devices are located in the switchboard of the reading devices. A contract with the service provider is concluded by the apartment association.

Weak-current installation - the building will be equipped with cameras and the entrance to the building will have a video-phonosystem with an LCD display. The balcony doors have been equipped with magnetic sensors. The hallway of the apartment will have a touchscreen security alarm system with an LCD display and a phonolock. All rooms have data communication and TV sockets. The preparedness for installing a security system has been ensured in the apartments, meaning that there are cables required for the security system available. The CAT6 data communication cable and a light cable to ensure high-speed data communications have been installed in each apartment from the communication switchgear of the building.

Elevators - all floors from the cellar to the 5th floor are connected by a convenient and smart elevator. The car park can be accessed by means of a modern car elevator.

Storage room - it is possible to buy a storage room at the cellar floor to accompany the apartment

Playground - there is a playground located in the courtyard.

Finishing

In cooperation with interior designer TRIIN KARUKS, we have prepared three interior design packages. The floors are covered with a board parquet, and the hallway floors and household rooms with ceramic tiles. The walls of the living rooms are painted. In sanitary rooms and partly in other rooms, white suspended ceilings made of gypsum board have been installed to hide communications.

Bathroom and WC - the bathrooms have a shower corner, a basin, and a wall hung toilet. The possibility to connect the washing machine depends on the apartment design, either in the toilet or in the bathroom. The floor and the walls have been covered with ceramic tiles according to interior design. Sanitary ceramics are white and the premixing taps are chrome plated.

Apartment cooling system

Multi-split air-to-air type system:

• Indoor cooling system devices in each room (kitchen-living room and bedrooms).

• Outdoor cooling system device (multi-split device on the roof or on the parking floor).

• Installation of the equipment (including refrigerant filling and system startup).

• The colour of internal parts of the cooling system: WHITE, SILVER or BLACK.

• Mitsubishi Electric MSZ-EF equipment (Kirigamine Zen luxury series).

• The cooling system is controlled by the Bisly smart home system.

• If installation of the cooling system is not ordered when purchasing an apartment, but there is a request to add it after the handing over of the apartment to the apartment owner, the latter must use the project-specific cooling system equipment during the warranty periodorder it through the developer to ensure post-construction warranty.

BISLY SMART HOME SYSTEM

Bisly control screen 10.1”

On the wall of the apartment there is a Bisly control screen, with a black decorative frame recessed into the wall and connected to the mains, from which you can conveniently use and configure the functions of your smart home. On the wall screen, you can also answer videophone calls, receive messages from the apartment association / administrator, and much more. In addition, you can conveniently access the Bisly smart home system through the Bisly app on your smartphone. The Bisly system can also be set to Estonian.

Heating control

You can set the air temperature for each room on the control screen or on your smartphone as well as with the air and floor temperature sensors, and the system automatically adjusts the heating based on the outside temperature.

• Convenient – automatically maintains an even and comfortable temperature in your room, allowing you to change the settings even when you are away from home.

• Lower monthly costs – smartly managed heat control functions based on needs.

• The underfloor heating sensor ensures warm floors even when the air temperature does not require heating.

Air quality control (based on CO2 level)

The air control management function always ensures fresh air in your home. Ventilation runs faster when there are more people in the room and the CO2 level rises above normal. You can monitor the results measured in the air in real time through the Bisly app.

Integrated videophone system

You can see the videophone picture on your home control screen and on your smartphone.

• Secure – from the videophone history you can see for whom the door has been opened and who has wanted to visit you when you were not at home. The system saves photos of the history in time.

Chip access

With encrypted NFC chips, you can securely open the doors to common areas (main door of the building, the door to the parking area, the garbage house, etc.).

• You can open the doors from the home control screen or from the Bisly app on your smartphone, even when you are away.

• Flexible and convenient – with the Magic Switch button you can open the door without any contact when leaving the building.

• Each apartment has three NFC door chips.

Convenient entry by car

• Entering the car elevator by registration plate recognition.

• Call the car elevator by using the Bisly app on your smartphone or simply by making a call.

Automatic transfer of readings

Automatic reading and transfer of readings to the administrator, and displaying real-time energy consumption on the home control screen and on the Bisly app.

• Controlled costs – by having an ongoing overview of your energy consumption, you can adjust your consumption as you wish.
